Patios and balconies get the same surface cleaner we use on driveways, so they dry to one even tone with no stripes. We move the furniture, clean, and put it back. On balconies we keep the runoff off the unit below.
Driveway Cleaning
The first thing people see is the driveway.
Surface cleaning with a flat surface cleaner, not a wand, so the finish is even with no stripes. Edges and the sidewalk strip are included.
Window Washing
Let the light back in.
We wash the outside glass, wipe down the frames and sills, and clean the screens. Inside glass can be added for an extra charge — just say so when you ask for your quote. Book it with a house wash and the whole outside of your home is done in one visit.
Stain removal
We don’t have magic, but we try our best.
Years of rust and oil had soaked into this slab. Most of it lifted. A few shadows stayed put, and the crack was there the whole time — it just shows up more once the dirt is gone. We will tell you what we think will come out before we start, so the result is never a surprise.

How much does it cost?
Every home is different, so we quote each job free. Send your address and what you need, and we get back to you with a real number before any work starts. No obligation.
How long does it take?
It depends on the size and how dirty it is. You get a time along with your quote.
Do I need to be home?
No. Close your windows, move cars off the driveway, leave the outside water on, and we handle the rest. We send you photos when the job is done.
Do you clean the inside of the windows too?
Yes, for an extra charge. A standard window wash covers the outside glass, frames, sills, and screens. Inside glass means working in your home and takes longer, so it is priced on top. Ask for it with your quote and we will include it in the number we send you.
Is washing safe for my siding and paint?
Yes. Houses are soft washed at low pressure, which is safe on stucco, vinyl, and painted wood. High pressure is saved for concrete.
Will washing damage my roof?
Not the way we do it. We never pressure wash a roof. A soft wash uses low pressure and a cleaning solution that kills the algae behind the black streaks, so shingles and tile are not blasted.
Can you wash a balcony above another unit?
Yes. We control the runoff so it does not rain onto the unit or patio below, and we work within your building or HOA rules. Tell us about any rules when we reach out.
What about water use, runoff, and plants?
A surface cleaner uses far less water than a garden hose for the same area. Runoff is kept out of planters and directed per LA County guidelines, and we wet down plants before and after any soft wash.
